Facilities managers
You are accountable for uptime and for safety on a site you did not design. What you need is somebody who will attend when the entrance fails, work on whatever make is already there, and leave a record of it. Every visit we make produces a documented job report, we offer same day emergency response, and contract customers get a priority enquiry line rather than the general queue.
Managing agents
Your problem is not just the gate, it is being able to justify the gate. A multi-year maintenance agreement above the statutory threshold triggers a Section 20 consultation under the Landlord and Tenant Act 1985, which makes placing one administratively expensive and makes leaseholder scrutiny a certainty. Clear scope, documented visits and credentials that can be checked survive that scrutiny better than a lower number does. That is why we write everything down. Main contractors
You need a subcontractor who is already pre-qualified, insured to the level your contract demands, and will not fail an audit. We hold Constructionline Gold, registration 00322439, assessed against the Common Assessment Standard, and SSIP via Once For All, and we carry 8m pounds public liability and 8m pounds products liability. Our engineers are directly employed rather than subcontracted, which matters when you are the one accountable for who is on site.
Developers
You need the entrance specified correctly at the start, made to the drawing, installed to programme, and handed over with the paperwork so that whoever takes on the building can maintain it. We manufacture as well as install, with factory production control certified to BS EN 1090-1 and BS EN 1090-2 at EXC2 under certificate 2273-CPR-4271.

Constructionline Gold is worth a sentence of its own, because it does more than it sounds like it does.
